New launches in the Whitefield – Hoskote belt right now
Several major developers are launching large projects along the same eastern growth corridor at the same time. Here's how SOBHA OneWorld stacks up against the other names buyers usually shortlist alongside it. Prices below are indicative, publicly listed figures and change frequently, always confirm the current price sheet before deciding.
| Project | Developer | Location | Size | Configurations | Starting Price |
|---|---|---|---|---|---|
| SOBHA OneWorld | SOBHA Limited | Greater Whitefield (Hoskote) | 360+ acres (Ph.1: 48 acres) | 2–4 BHK | ₹1.58 Cr |
| Brigade Granada | Brigade Group | Whitefield–Kadugodi/Hoskote Road | ~40 acres | 1–4 BHK | ₹1.07 Cr |
| Prestige Evergreen | Prestige Group | Varthur Road, Whitefield | ~24 acres | 2–4 BHK (approx.) | ₹92 L |
| Mahindra Blossom | Mahindra Lifespaces | Hope Farm, Whitefield | — | 2, 3, 4 BHK | ₹1.90 Cr |
How to actually think about this
- Location trade-off. Brigade Granada, Prestige Evergreen and Mahindra Blossom sit closer to established Whitefield (ITPL, Varthur, Hope Farm), while SOBHA OneWorld is further out toward Hoskote. Closer-in usually means better present-day connectivity and social infrastructure; further out usually means a lower entry price and more room for the location itself to appreciate.
- Township scale. SOBHA OneWorld's 360-acre footprint is significantly larger than the others here, which typically means more self-contained retail, schools and amenities over time, but also a longer runway before the full township matures.
- Entry price. Brigade Granada and Prestige Evergreen currently list lower starting prices than SOBHA OneWorld. That doesn't automatically make them better value, configuration sizes, specification level, and developer premium all factor in, but it's worth comparing on a per-sq.-ft. basis for the configuration you actually want, not just the headline "starting from" number.
- Developer premium. SOBHA and Prestige both carry a resale premium in Bangalore due to consistent delivery track records. Brigade is similarly well regarded. Mahindra Lifespaces is smaller-scale here but has a solid reputation. None of these are a "wrong" choice on developer risk alone.
This comparison is built from publicly listed pricing and project data at the time of writing, and these numbers move. If you're actively deciding between two or three of these, I'd rather walk you through current price sheets side by side than have you rely on a static table.
